What is your lease termination policy?

With Notice:

  • Tenants may terminate their lease early by submitting a written notice through the resident portal.

  • An early termination fee of 3 months’ rent applies, and the security deposit is forfeited.

  • Once the notice and payment are received, an Early Termination Addendum is sent for both parties to sign.

  • If only one roommate is leaving, they follow the same process, and the remaining tenant can sign a new lease alone or with an approved new roommate.

Without Notice:

  • Leaving without notice does not waive fees. Tenants are responsible for 3 months’ rent, any applicable fees, and forfeit their deposit.

  • Legal action may be taken to recover fees, with necessary documents (lease, tenant ledger, ID) provided to our attorney.

Summary:

  • Always submit notice and pay the termination fee to avoid complications.

  • Security deposits are forfeited in early terminations.

  • New roommates must be approved before signing a new lease if replacing a leaving tenant.
